TERMS & CONDITIONS

1. Please note that we do not usually accept groups under 21 years old and that the number of people in your group must not exceed the bed spaces in your cottage. Children (under 16 years) may not be left unattended.

2. Your booking cannot be confirmed until we have received your RESERVATION FORM and 25% DEPOSIT. We will send a BOOKING CONFIRMATION by return post.

3. The BALANCE is due at least six weeks before your Arrival Date. If you cancel after this then you will be liable to pay in full unless we can re-let. We strongly recommend that you obtain cancellation insurance.

4. If you cancel before the balance is due, or we can re-let your cottage, then we will refund your payments (less £20 administration fee).

5. Your cottage will be ready by 3pm on your Arrival Date. If you intend to arrive after 6pm then please let us know in advance. There is no refund for late arrivals or early departures.

6. There is ample parking, but if you intend to bring more than one vehicle per cottage then please let us know in advance.

7. In unusual circumstances, if your cottage is not available then we will return all your payments (and this will be the extent of our liability).

8. Well-behaved dogs are allowed, usually limited to one per cottage. Please bring a dog basket or bedding and do not allow dogs on the beds and furniture or leave them alone in the cottages or gardens. Please clean up after your dog at all times.

9. Please leave your cottage by 10am on your Departure Date. If it is not relatively clean and tidy when you leave we may charge you for extra cleaning and we may also charge you for any breakages or damage caused.

10. We may ask you to leave if your group is causing a disturbance and in these circumstances there will be no refund for holiday days lost.

11. Anyone staying at or visiting EXMOOR COTTAGE HOLIDAYS does so entirely at their own risk. We do not accept liability for any damage or loss, unless caused by our own negligence.

12. We reserve the right to change our details from those advertised and to refuse bookings when our details are in error. If anything is especially important to you then please check before booking.
